USPAP CHANGES FOR 2004-No more recertification letters and retypes/recerts.

Effective 2004, state certified appraisers may no longer prepare recertification letters of old reports or perform retypes of old reports for another lender. Any new value estimate, even if it is just recertifying the old value of a previous report, constitutes a new appraisal assignment and must be treated as a new appraisal. Recertifications of any kind are all considered a new appraisal assignment. Nordal & Associates has a standard policy for "redo's", and we will let you know that policy when you order an appraisal of any property we have previously appraised. This is a major change in the way we used to be able to conduct business in regards to recertifications of old reports and retypes between lenders.
